Before you groan at the idea of having to pay for an entirely new roof, know that you might have a defective roof, which may qualify you for reimbursement if it is under a manufacturer warranty.
2. Your Roof is Old
If the age of your roof is nearing 20 years, you can expect to have to replace it fairly soon. Additional factors that contribute to the age of your roof and your need for a replacement include how well your roof is ventilated and whether you have a single layer of shingles. Consult with an experienced roofing contractor to determine how soon you will want to get a new roof.
3. Roof Valleys
The valleys on your roof are vital for the proper draining of rain and melting snow. If those valleys are structurally compromised, you might experience leaks. While checking out your roof, be sure to examine the valleys for signs of shingles that are falling apart, damaged or missing entirely.
4. Missing Shingles
Rather than buckling or curling shingles, you might have shingles that are outright missing from your roof. Shingles can blow or fall off of your roof from strong winds, storms or the passage of time. While you can replace some shingles, you may have no choice but to get an entirely new roof if you have several shingles missing, which is an indication that your roof is failing. If you notice missing shingles after a wind storm you might contact your insurance company for an evaluation prior to the new roof.
